Apartment communities prefer lease terms of six months to one year. As such, it is difficult for a renter to find a lease term of less than six months when the need arises. Your Apartment Avenue leasing specialist is experienced and knowledgeable about short-term leases and will educate you about available options.

Though few, some communities will accept a three month lease. In order to offer this, the community may add an upcharge to the monthly rent to offset the expenses associated with short-term leases. Additionally, the community may require that the renter forfeit their deposit upon move out as an additional means of recovering expenses. Your Apartment Avenue leasing specialist will find the right short-term lease for your specific needs.

Month-to-month leases are rare. There are two types of month-to-month leases, unfurnished and furnished. The unfurnished month-to-month lease is an apartment without furnishings. A furnished month-to-month leases is a corporate apartment. See Below.

The furnished month-to-month lease is frequently referred to as a corporate apartment. A corporate apartment is an all-inclusive apartment which includes furniture, telephone service, utilities, and software such as dishes, linens, minimal decor, and other daily needs. Corporate apartments are significantly more expensive than common six month leases and frequently serve as interim housing for corporate executives, homebuyers, or displaced homeowners or renters. Apartment Avenue partners with many local corporate companies and apartment communities to offer you the best corporate apartments available.

Apartments have minimum credit requirements for its tenants. These requirements vary with each apartment and property management company. Generally, apartments collectively consider a renter's personal credit, prior rental references, annual income, and employment history when determining if the renter meets the communities minimum qualifications. Your Apartment Avenue leasing specialist will work to help you overcome challenges in the application process by contacting communities on your behalf before you begin your search.

Most apartment communities accept pets with reasonable limitations. General guidelines are 1) maximum two pets, 2) less than 25 pounds in weight, and 3) non-aggressive breeds. Of course, there are exceptions to every rule. Your Apartment Avenue leasing specialist is personally familiar with the apartment communities that can accept your pets.
